Endorsement Validator
The only parser that verifies the legal endorsements behind the certificate.
The certificate says additional insured. The endorsement decides whether that is true. Pikorua Security reads every ISO, NCCI and carrier form in the packet, checks the edition date, and compares the wording with the insurance exhibit your vendor signed.
Endorsements
No CG 20 37 or equivalent anywhere in the packet. Coverage for Meridian Ridge ends when Keystone's work is complete.

ISO Endorsement Engine
Six checks that decide whether a tender is accepted.
Each check runs against the exact clause in your exhibit, so a finding always cites both the form on the page and the requirement it misses.
CG 20 10 vs CG 20 37Ongoing versus completed operations
What contracts require
Most construction exhibits require additional insured status for both ongoing and completed operations, often for a fixed period after substantial completion.
What Pikorua Security checks
- Both forms are attached, not just named in the description box
- Edition dates match (04 13 with 04 13, 12 19 with 12 19)
- The schedule names the holder and the owner exactly as the contract does
- Blanket CG 20 33 or CG 20 38 wording is satisfied by a written contract on file
CG 20 10 11 85The combination edition
What contracts require
Contracts written by owners and lenders often ask for "CG 20 10 11 85 or equivalent", because the 11 85 edition covers the named insured's work, ongoing and completed, in one form.
What Pikorua Security checks
- The edition printed on the page is literally 11 85, or the carrier form grants the same "your work" coverage
- A certificate that cites 11 85 but attaches a later edition is flagged as a mismatch
- Later editions are accepted only when paired with the matching CG 20 37
CG 24 04 / WC 00 03 13Waivers of subrogation
What contracts require
Exhibits usually require the vendor's carriers to waive recovery against you on GL, auto and workers' comp, so the sub's insurer cannot sue you after paying a claim.
What Pikorua Security checks
- CG 24 04 on the GL policy and WC 00 03 13 on the WC policy, with the holder scheduled or blanket where required by written contract
- CA 04 44 on the auto policy when the exhibit asks for it
- SUBR WVD checked on the certificate but no waiver form attached is a deficiency, not a pass
CG 20 01Primary and noncontributory
What contracts require
Exhibits require the vendor's policy to pay first and not seek contribution from yours. Since 04 13, ISO has a dedicated form for it.
What Pikorua Security checks
- CG 20 01 (or carrier equivalent) is attached, not just typed into the description box
- The written-contract trigger is met by the subcontract or lease on file
- Umbrella and excess follow the primary wording where the exhibit requires it
CG 25 03 / CG 25 04Per-project and per-location aggregates
What contracts require
A sub working on twelve projects shares one general aggregate across all of them unless the policy carries a designated project (CG 25 03) or designated location (CG 25 04) aggregate.
What Pikorua Security checks
- The "applies per" box on the ACORD 25 agrees with the endorsement on the forms schedule
- CG 25 03 for construction projects; CG 25 04 for property managers' locations
- Project or location descriptions in the schedule cover yours
Notice of cancellationNotice to the certificate holder
What contracts require
The ACORD 25 only says notice will be delivered in accordance with the policy provisions, which name the insured, not you. Exhibits that require notice to the holder need an endorsement that schedules you as a party to be notified.
What Pikorua Security checks
- A notice endorsement is attached with the holder scheduled
- Notice periods meet the contract: commonly 30 days, and 10 days for non-payment of premium
- Without one, Pikorua Security relies on its own expiry cadence and flags the gap

Keystone Mechanical’s broker sent six pages. Five pass. Page 4 is CG 20 10 04 13 with no CG 20 37 behind it, so Meridian Ridge loses additional insured status the day the HVAC work is finished. Select any page to see what was parsed.

Scope. Covers ongoing operations only. Coverage for Meridian Ridge ends when the HVAC work is complete.
Completed operations. Exhibit C requires AI for completed operations for 3 years after substantial completion. No CG 20 37 04 13 (or equivalent) is attached.
Schedule. Meridian Ridge Builders, Inc. and the project owner are named in the schedule.
Causation wording. "Caused, in whole or in part, by" (07 04 and later): no AI coverage for Meridian Ridge's sole negligence.
AI exclusion detection
The exclusions that quietly undo the endorsements.
An additional insured endorsement is worth what the exclusions leave of it. Pikorua Security reads the forms schedule and every exclusion page, then weighs each one against the project and the trade. Filter by context to see which ones fail where.
- HighCarrier manuscript form
Action over exclusion
Excludes bodily injury to the subcontractor's own employees when the injured worker sues the GC or owner and they turn to the sub's policy. It removes coverage for the most common construction claim pattern.
What Pikorua Security doesFlagged as deficient on any contract that requires AI or contractual liability coverage; the broker notice names the form number found.
- HighCarrier manuscript form
New York Labor Law exclusion
Removes coverage for claims under New York Labor Law sections 240 and 241, which put strict and nondelegable worker-safety duties on owners and contractors and drive most New York construction losses.
What Pikorua Security doesFailed automatically on projects located in New York; noted elsewhere.
- HighCarrier manuscript form
Residential or habitational work exclusion
Excludes work on condominiums, apartments, townhomes or single-family homes, sometimes with unit-count thresholds. A multifamily project can sit entirely inside the exclusion.
What Pikorua Security doesCompared with the project type on the rule set; failed for multifamily, condo and mixed-use residential projects.
- MediumCG 21 86
EIFS exclusion
Excludes damage arising from exterior insulation and finish systems, including design, installation and repair of the system.
What Pikorua Security doesFailed for stucco, EIFS, cladding and glazing trades; noted for interior trades such as HVAC.
Removes the tort liability a sub assumes under contract from the definition of insured contract, so the sub's indemnity promise to you is uninsured.
What Pikorua Security doesFailed on any contract with an indemnity clause; explained in plain language in the broker notice.
Deletes the subcontractor exception to the your-work exclusion, so property damage to completed work performed by the sub's own subs is not covered.
What Pikorua Security doesFlagged for trades that sub out portions of their scope, such as roofing with sheet metal or mechanical with controls.
Limits the policy to the premises, project or operation shown in the schedule. Work anywhere else is not covered at all.
What Pikorua Security doesThe schedule is read and compared with the project address on the rule set; any mismatch fails.
Excludes injury or damage arising from professional services by or for the insured, which can reach design-assist and engineered submittals.
What Pikorua Security doesFlagged for design-build and design-assist subcontracts that require professional liability.
Edition-date intelligence
Same form number, different coverage.
ISO revises endorsements in place. A CG 20 10 dated 11 85 and one dated 04 13 share a number and almost nothing else: one covers completed operations, the other ends coverage when the work is done and only applies when the vendor is at least partly at fault.
Pikorua Security reads the edition date printed in the footer of every page, applies the rules for that edition, and checks that paired forms match. Pick an edition to see what changes.
